This 235 square metre block in Nedlands presented many design challenges due to the restrictive planning requirements

With a 9 metre front setback requirement from a block depth of only 20 metres, a sewer easement 3 metres wide down the right hand side together with only two levels of  living area allowed, this stunning three storey Home that includes a Ground Floor Double Garage, Laundry, Powder Room and Utility area, Second Floor with open plan living, luxuriously appointed Kitchen and a second Powder Room plus the Third Floor that includes 3 Bedrooms, large Ensuite and a second Bathroom showcases exactly what SmallBlock Solutions can achieve.

Margot and Andrew came to us with a block that was just 7 metres wide and 185 square metres in area.

They had tried a number of building companies but had no luck finding any with the experience required for such a challenging block and who were able to provide construction quotations anywhere near their budget. After initial discussions and reviewing our design options and specifications, detailed costing was provided that met their budget requirements and building time frame. As Andrew said, “if only we had found you sooner we could have saved a lot of time and been able to start building months ago……”

We designed and built this unique home with a construction budget under $350,000
